Q: How much is my home worth?

shutterstock_145563004A: Much to peoples surprise the value of your home depends on 4 things.  1. Location, 2. Agent, 3. Marketing and 4. Presentation.  The good news is you can control 3 of these 4 things.

  1. Choosing the right Agent.
    It is essential to choose the right real estate agent.  NOT ALL AGENTS ARE THE SAME.  I’ve been in the market a long time and have come across some pretty average agents.  You need to choose a real estate agent that is capable and will work hard to get the best possible price.
  2. Marketing is critical. That’s why I have a Marketing Specialist who creates a target marketing plan for your property so they can identify the target market for your home and get your home in front of every potential buyer.
  3. And lastly presentation – a good real estate agent will help you ensure your home is looking its best. Let us come in and show you the small things you can beg, borrow or steal that will make a big different in the presentation of your home.

A: As mentioned above you can add value to your home by choosing the right real estate agent and investing in marketing.  The other key was presentation.  There are lots of little things you can do to increase the salability of your home.  So many I’ve put a book together with them all. Email me to request of copy.  It includes tips like making your rooms as de-cluttered as possible (think showhome), putting up mirrors opposite windows to make the room look larger and more airy and increasing your street appeal.

Q: How long will my home take to sell?

A: On average a home sold at Auction on the North Shore will sell within 35 days.  On average it will take 2 weeks to get your house on the market and will be on the market for 3 so your home could be sold in 5-6 weeks.  Settlement is usually 5 weeks from the sale date.

A: Traditionally Spring and Summer are the months with the highest number of sales. However in the current property market, we’re seeing steady sales throughout the year.
